Who you are booking with
Villa Shaman is a private holiday home at Sahanperäntie 3, 96200 Rovaniemi, Finland, hosted by Pekka and Outi. Bookings made through this site are agreed directly with us.

Booking and payment
- You pick dates on the booking page and send them to us by email or WhatsApp. That is an enquiry, not yet a booking.
- We reply with the price and payment details. A booking exists only once we have confirmed it in writing.
- The price shown on the booking page includes final cleaning. No separate cleaning fee is added.
- A deposit of 30% of the total is due within 7 days of our confirmation. The dates are released if it does not arrive.
- The remaining 70% is due 30 days before arrival. For bookings made less than 30 days before arrival, the full amount is due at once.
- The shortest stay we accept is 2 nights.
- Payment is by bank transfer or PayPal. We never ask for card numbers by email or WhatsApp — if you receive such a request, it is not from us.
Cancellation and changes
- More than 30 days before arrival: the deposit is retained and nothing further is charged.
- 14–30 days before arrival: 50 % of the total is charged. Anything you have paid above that is refunded.
- Less than 14 days before arrival, or no-show: the full price is charged.
- If we have to cancel for any reason, you get everything you have paid back in full.
- Date changes are free if we can accommodate them and you ask more than 30 days before arrival.
- Accommodation booked for a specific date is exempt from the 14-day right of withdrawal under Finnish consumer law. The terms above apply instead.
House rules
- Check-in 15:00–22:00, check-out 08:00–11:00. Other times by agreement.
- Maximum 6 guests. Tell us in advance if the group changes.
- No smoking anywhere on the property. No pets. No parties or events.
- Quiet hours 22:00–07:00 — neighbours live close by.
- You are responsible for damage beyond normal wear, up to €300, and for the sauna and hot tub being used safely.
Privacy
What we collect
Only what you send us yourself: your name, email address or phone number, your dates, and anything else you write in your message. This site has no contact form, no advertising and no third-party analytics. Our own web server keeps an ordinary access log, and the site counts how often the booking calendar and the contact buttons are used by requesting a small image from this same server. Those counts carry no name, no cookie and no identifier, they are never linked to you, and they are not sent anywhere else.
Why we hold it
To answer your enquiry and to manage your stay — that is, to perform the accommodation contract with you. Finnish law also requires us to keep a record of overnight guests, and accounting law requires payment records to be kept for six years.
Where it goes
Your message stays in our email or WhatsApp account. We do not sell it, and we do not pass it to anyone except where the law requires it. If you booked through Booking.com or Airbnb, that platform handles your data under its own policy, not this one.
What your browser stores
This site sets no cookies. Your light or dark mode choice is saved in your browser's own local storage and never leaves your device. Your language is not stored at all: the Finnish pages have their own addresses under /fi/, so the address bar is what decides. The map on the front page is not loaded until you click it, because Google sets cookies once it is. Fonts and icons are served from this site, not from a third party.
Your rights
You can ask us what we hold about you, ask us to correct it, or ask us to delete it once the legal retention periods have passed. Email info@villashaman.com and we will answer within a month. If you are not satisfied, you can complain to the Finnish Data Protection Ombudsman (tietosuoja.fi).
Liability
We keep the house and its equipment in good order, but you use the sauna, the hot tub, the fire pit and the yard at your own risk. Northern Lights are a natural phenomenon and cannot be guaranteed.
These terms are governed by Finnish law. Disputes we cannot settle between us may be taken to the Consumer Disputes Board (kuluttajariita.fi) or to the District Court of Lapland.
